TOWERING WIN: An eco-friendly tower in Kuala Lumpur earned Berjaya international recognition in the property arena
Fancy working in a distinctive tower that’s located a stone’s throw away from the world famous Petronas Twin Towers? Yes, you can and the 48-storey tower is no fancy copy of the iconic twin towers. It’s got its own unique features cleverly designed to recreate an intelligent working space that reflects the utmost care of the builders and architect in its execution.
The office suite tower is named as Menara Bangkok Bank@ Berjaya Central Park after Bangkok Bank Bhd purchased eight levels of corporate suites, including the commercial space at the ground and mezzanine floors. The eight levels of corporate suites occupy a total of 99,950 sq ft and will form the bank‘s new headquarters while the ground and mezzanine floors covering an area of 6,000 sq ft will house the bank‘s banking halls.
Offering 207 office suites, the Grade A office tower is particularly strong in eco-friendly features making this one of the most “green” office buildings in KL. Notably, it has recently received the BCA Green Mark Gold certification (Provisional) by the Building and Construction Authority (BCA) of Singapore, an internationally recognised yardstick to rate the environmental friendliness of a building.
This translates into a glass façade that is designed with double-glazed glass that reduces heat and noise, amongst many other features. The building will feature motion sensors along toilets, bathrooms, corridors, car parks and other common areas which automatically turn off the lights if no motion is detected.
There is also carbon dioxide level monitoring on each floor in addition to a variable air volume system, which allows temperatures to be individually adjusted to maximise thermal comfort. The basement parking areas also have carbon monoxide monitoring to ensure optimal ventilation and air flow.
The other noteworthy energy-efficient feature is the destination-oriented prediction lift system that groups passengers of the same destination and assigns the best lift car to pick them up. Imagine no more stopping at several floors before reaching your desired floor. A big relief especially if you are going up to the 45th floor!
You can always take a shower at the en suite executive bathroom present in every suite. Suite sizes start from 775 sq ft with the option of purchasing a 5,000 sq ft space complete with a private lift lobby.
Rainwater harvesting is also used, which together with the other energy-efficient features result in a big reduction in water and energy bills.
In terms of security, the turnstile access and round the clock CCTV surveillance ensure peace of mind for the office workers while the elegantly landscaped grand foyer complete with water features complements its upcoming status as one of the most desirable addresses in the Golden Triangle of Kuala Lumpur.
Prime location: Taking shape right opposite Renaissance Hotel, the location is second to none being situated at the junction of Jalan Sultan Ismail and Jalan Ampang close to the Bukit Nanas Monorail Station and Dang Wangi LRT station. A big plus point for the project is that there will be a connecting pedestrian bridge from the building to the Bukit Nanas monorail station.
Other hotels nearby include Concorde Hotel and Shangri-La Hotel while Bukit Bintang shopping and Jalan Ampang entertainment enclaves are just a walking distance or monorail ride away.
Developed by Wangsa Tegap Sdn Bhd, a wholly-owned subsidiary of Berjaya Corporation Bhd (BCorp), the towers are built within the RM2.2 billion Berjaya Central Park, a mixed development occupying a freehold land area of 2.708 acres.
All the extras come with a price of course. And the prize is a win at the prestigious Asia Pacific Property Awards 2012 held at Kuala Lumpur recently. Menara Bangkok Bank @ Berjaya Central Park clinched the Highly Commended Award for Commercial High-rise Development in Malaysia, beating many other formidable opponents.
