“IJM Land launched a total of RM2 billion worth of residential and commercial properties in the financial year 2012,” shares Datuk Ir. Soam Heng Choon, chief executive officer and managing director of IJM Land Berhad.
Winning its way into the BCI Asia Top 10 Developers Award 2012 comes as no surprise to this developer possessing over 6,000 acres of undeveloped land with a GDV of RM29 billion. After all, its presence spread out in prominent locations throughout Malaysia only serves to highlight the fact that it had one of the most active portfolio of projects under construction in 2011 .
The group’s strength lies in its innovative product offerings and relatively prompt ability to launch its projects to cater to market demand. IJM Land currently has about 20 ongoing developments by location such as The Light waterfront project planned on a 152- acre scenic site in Penang island’s eastern coastline that integrates waterfront living with green features and ICT technologies; the exclusive landed enclave in Laman Granview, Puchong; Seri Riana Residences in Wangsa Maju, KL and township developments in Seremban 2 and S2 Heights in Negeri Sembilan besides the Shah Alam 2 and Bandar Rimbayu in Selangor; Nusa Duta in Johor and Bandar Utama in Sandakan, Sabah. Besides these projects, IJM Land has also developed some innovative and distinguished developments such as ‘Ocean 8’ in Sentosa Cove, Singapore and PJ8 – a high-rise commercial service suites cum offices in Petaling Jaya.
“The sustained residential property market in Malaysia is expected to underpin the group’s short term performance.
In the coming few years, the group’s large-scale projects such as The Light Commercial Precinct in Penang, Sebana Cove in Johor and Bandar Rimbayu are expected to contribute significantly to the group’s growth.
“IJM Land is also presently exploring development opportunities in emerging markets and specific matured markets to partake in the rising demand for residential and commercial properties in fast growing cities,” he says, looking ahead to the future plans for the company in line with global trends, technological innovations and advancements in environmentally sustainable features.
IJM Land‘s latest signature launches include the Seri Riana Residences at Wangsa Maju in KL and soon to be launched Bandar Rimbayu.
Seri Riana Residences at Wangsa Maju: The newly launched Seri Riana Residences condominium in Wangsa Maju is located close to the city centre yet far enough to savour the suburban lifestyle, perfect for raising a family.
This project undertaken as a joint venture with MSL Properties Sdn Bhd is backed by a GDV of RM585 million and is expected to be completed in 2016.
Divided into two phases, Phase 2A comprises five blocks of two high-rises and three low-rises making up 396 residential units. Phase 2B meanwhile has 284 units in two high-rises.
The development is spread across a 2.8 acres themed landscaped park, complemented by a sports centre, children’s play zone, green lawn, infinity pool, sauna and other facilities. Amenities include hypermarkets, international schools and medical centres.

This newly launched mixed township with an estimated GDV of RM11 billion spread across 1,878 acres near Kota Kemuning epitomises green living at its best, with energy-efficiency and water saving features characterising the project. Designed with an emphasis on sustainable lifestyles backed by strong connectivity, Bandar Rimbayu encapsulates IJM Land’s vision of what “townships of the future will look like”.
As one of its premier green township projects, “great care has been taken in shaping Bandar Rimbayu’s green credentials via sustainable use of natural resources and environment consciousness.” These include the use of sophisticated elements such as sisilation roofs to reduce the “heat island” effect; rainwater harvesting at selected areas, installation of solar panels as well as abundant water elements and greenery to reduce the surrounding heat.
