Good to great

WINNING WAYS: IJM Land Berhad, winner of the BCI Asia Top 10 Developers Award 2012 continues to deliver excellence by way of “Bringing life to ordinary spaces”

The journey from “good to great” is one that IJM Land Berhad has been embarking on with great success since it dedicated itself to fully realising its brand promise of “Bringing life to ordinary spaces”. Elevating the art of living to offer value added benefits in terms of lifestyle property developments complemented by modern designs and green neighbourhoods, the company’s aim is to bring about “a positive impact” in every one of its lifestyle property developments.

Guided by this ongoing philosophy of creating a lasting legacy of holistic, healthy and sustainable living, IJM Land Berhad, formerly known as RB Land Holdings Berhad that was incorporated in 1989, continues to gain ground with purchasers. Being the listed property development arm of IJM Corporation Berhad, one of the largest and most diversified construction and infrastructure groups in Malaysia, IJM Land Berhad was formed in 2008 as a result of a rationalisation exercise involving the merger of two established property developers, IJM Properties and RB Land. The formula has proven to be a winning one as reflected in its new corporate philosophy, “At IJM Land, we make good better.” IJM Land Berhad, listed on the Main Market of Bursa Malaysia Securities Berhad, has a market capitalisation at around RM2.8 billion.

As one of the largest property developers in Malaysia, its portfolio of projects showcases integrated developments, residential townships, boutique developments, strategicallylocated commercial buildings, retail malls, office towers, high-rises and exclusive condominiums in key growth areas throughout the country covering Penang, Kuala Lumpur, Selangor, Seremban, Melaka, Johor, Sandakan, Kota Kinabalu and Kuching. The group is also exploring regional growth with a project in Changchun, China and Ho Chi Minh, Vietnam respectively.

“IJM Land launched a total of RM2 billion worth of residential and commercial properties in the financial year 2012,” shares Datuk Ir. Soam Heng Choon, chief executive officer and managing director of IJM Land Berhad.

Winning its way into the BCI Asia Top 10 Developers Award 2012 comes as no surprise to this developer possessing over 6,000 acres of undeveloped land with a GDV of RM29 billion. After all, its presence spread out in prominent locations throughout Malaysia only serves to highlight the fact that it had one of the most active portfolio of projects under construction in 2011 .

The group’s strength lies in its innovative product offerings and relatively prompt ability to launch its projects to cater to market demand. IJM Land currently has about 20 ongoing developments by location such as The Light waterfront project planned on a 152- acre scenic site in Penang island’s eastern coastline that integrates waterfront living with green features and ICT technologies; the exclusive landed enclave in Laman Granview, Puchong; Seri Riana Residences in Wangsa Maju, KL and township developments in Seremban 2 and S2 Heights in Negeri Sembilan besides the Shah Alam 2 and Bandar Rimbayu in Selangor; Nusa Duta in Johor and Bandar Utama in Sandakan, Sabah. Besides these projects, IJM Land has also developed some innovative and distinguished developments such as ‘Ocean 8’ in Sentosa Cove, Singapore and PJ8 – a high-rise commercial service suites cum offices in Petaling Jaya.

“The sustained residential property market in Malaysia is expected to underpin the group’s short term performance.

In the coming few years, the group’s large-scale projects such as The Light Commercial Precinct in Penang, Sebana Cove in Johor and Bandar Rimbayu are expected to contribute significantly to the group’s growth.

“IJM Land is also presently exploring development opportunities in emerging markets and specific matured markets to partake in the rising demand for residential and commercial properties in fast growing cities,” he says, looking ahead to the future plans for the company in line with global trends, technological innovations and advancements in environmentally sustainable features.

IJM Land‘s latest signature launches include the Seri Riana Residences at Wangsa Maju in KL and soon to be launched Bandar Rimbayu.

Seri Riana Residences at Wangsa Maju: The newly launched Seri Riana Residences condominium in Wangsa Maju is located close to the city centre yet far enough to savour the suburban lifestyle, perfect for raising a family.

This project undertaken as a joint venture with MSL Properties Sdn Bhd is backed by a GDV of RM585 million and is expected to be completed in 2016.

Divided into two phases, Phase 2A comprises five blocks of two high-rises and three low-rises making up 396 residential units. Phase 2B meanwhile has 284 units in two high-rises.

The development is spread across a 2.8 acres themed landscaped park, complemented by a sports centre, children’s play zone, green lawn, infinity pool, sauna and other facilities. Amenities include hypermarkets, international schools and medical centres.

Easily accessible via major highways including the Duta-Ulu Kelang Expressway (DUKE), the Middle Ring Road 2 (MRR2) and the Ampang - KL Elevated Highway (AKLEH), the fact that it is also adjacent to the Putra LRT line makes travelling to the city a breeze .

Green innovations at Bandar Rimbayu: Poised to be an iconic development embodying a dynamic green township within an integrated neighbourhood, Bandar Rimbayu will also come with innovative ICT technologies, setting the project apart from the competition.

This newly launched mixed township with an estimated GDV of RM11 billion spread across 1,878 acres near Kota Kemuning epitomises green living at its best, with energy-efficiency and water saving features characterising the project. Designed with an emphasis on sustainable lifestyles backed by strong connectivity, Bandar Rimbayu encapsulates IJM Land’s vision of what “townships of the future will look like”.

As one of its premier green township projects, “great care has been taken in shaping Bandar Rimbayu’s green credentials via sustainable use of natural resources and environment consciousness.” These include the use of sophisticated elements such as sisilation roofs to reduce the “heat island” effect; rainwater harvesting at selected areas, installation of solar panels as well as abundant water elements and greenery to reduce the surrounding heat.

Over 50,000 trees, palms, shrubs, flowering and aquatic plants, herbs and climbers will complement the green features that support the Green Township certification for Bandar Rimbayu, which is currently under application.

This specially designed township emphasises a better quality of life, a philosophy that is also reflected in other IJM Land projects.

Physical connectivity allows for easy movement within the township and beyond while social connectivity amongst residents and an enhanced integrated digital infrastructure lifestyle promotes green living by reducing the carbon footprint through minimising the need for excessive travel.

Bandar Rimbayu epitomises the ultimate destination for business, leisure, educational pursuits and a healthy work-life balance within its four precincts containing 10,000 residences.

The mixed residential area in Flora & Fauna as well as Bayu, a 280 acres high-end waterfront residential development by the lakeside make up the coveted neighbourhood.

The Commercial Hub which includes the canal, town square and serviced apartments takes care of business activities while parcels of land that have been allocated for various amenities including schools, police station, community centre, public library, market and parks places everything within reach.

Easy connectivity is ensured via five major highways namely the Lebuhraya Shah Alam (KESAS) and Lebuhraya Kemuning-Shah Alam (LKSA) for easy access to other parts of the Klang Valley, the Expressway Lingkaran Tengah (ELITE) and the South Klang Valley Expressway (SKVE) to connect residents beyond the Klang Valley as well as the proposed West Coast Expressway (WCE) to enhance connectivity to the west coast of Malaysia.

The township is targeted to be fully completed within 15 years and its maiden product – Chimes, comprising 526 units of link homes is targeted for launch in the second half of 2012.

In Penang, IJM Land’s vision of a global village, The Light is taking shape in Jelutong located near the Penang Bridge. This RM 6.5 billion project is a showcase project by IJM Land that aims to embody the best in integrated waterfront living combining residential, recreational, entertainment, business, hospitality and commercial components in one dynamic hub.

Phases of The Light project launched since 2009 have seen tremendous excitement and take-up rates from homeowners and investors alike. The first series of residences, The Light Linear, is already completed and will be handed over by the third quarter of 2012, with the final phase scheduled to be ready in early 2016.
