    In Malaysia, the thrust of new and upcoming property developments seems to focus on quality, comfort and convenience, as developers strive to deliver to a more informed and discerning set of younger purchasers. This has caused the country to witness a slew of projects thatstrive to push the limits somewhat in terms of design and functionality.
    Is this just a passing phase in the building and construction industry? Or is it merely to cater to a chorus of more discerning demands from a younger generation of purchasers who are more exposed and widely travelled?

    The latest Mah Sing “icon” to hit the market is the latest phase of its flagship, Icon City PetalingJaya’s serviced residences, the Icon Residenz, which will be launched tomorrow and Sunday (May 12 and 13, 2012).
    Icon City Petaling Jaya is a pioneer venture which uses innovative construction methods and is being built over two phases on the site in SS8, Petaling Jaya, which used to house the former Panasonic factory.
    “Owing to the growing interest in our projects, a preview of Icon Residenz has confirmed a 70 per cent interest by buyers in the Tower 1 serviced residences. With the official launch, we expect to see a strong take-up for this as an investment opportunity,” said Andy Chua, chief operating officer of Mah Sing Group Berhad.
    Located at the interchange of the LebuhrayaDamansara-Puchong and Federal Highway, Icon City has been the talk of the industry as the development aims to conform to Singapore’s Green Mark Gold standard.
    “Phase 1 of Icon City, which is the Residenz, comprises two blocks of 40-storey towers with 572 units of serviced residences and is one of our most eagerly anticipated product offerings,” added Chua.
    Only Tower 1 is open for launch this weekend. In order to fit the various market needs, there will be five designs of the residences, comprising of Type A – 1 bedroom (569 sq ft), Type B – 2 bedrooms (743-767 sq ft), Type C – 3 bedrooms (907 sq ft), Type D - 3 + 1 bedrooms (1,393 sq ft) and Type E - 4+1 bedrooms (1,795 sq ft).Prices range between RM562,000and RM1.552 million.
    “The design for Icon Residenz has been carefully crafted. Every unit is a semi-detached unit in the sky with crystalline architecture, 10-foot high ceiling, fully fitted kitchen and bathroom,” Chua shared.
    “There is ducted air conditioning, built-in wardrobes, audio-video intercom security system, an automated waste collection system as well as comprehensive leisure facilities,” the COO added.
    Other attractions and amenities include cantilevered sky pools with Jacuzzi and wading pool, sauna and steam bath, reading lounge, gym pool with aerobic and yoga zone, games room, children’s playground, BBQ deck, picnic terrace and landscape garden with foot reflexology.
    The outdoor kitchen with entertainment platforms and facilities is a great venue for residents to organise their private events or parties. From the landscaped rooftop garden, residents can enjoy a mesmerising view of the city and it is an exciting place for entertaining guests.
    In addition, residents can enjoy high speed internet access through the ready-installed fiber optic broadband infrastructure.
    Icon Residenz’s Tower 1 is part of the RM3.2 billion Icon City’s mixed commercial project which is to be developed over a period of eight years, beginning in late 2011, and is set to change the landscape of Petaling Jaya.
    Sustainable & self-contained: “Icon City was conceived with sustainability in mind. It is really a self-contained development. Everything you need is within the perimeters of this development. There is no need to venture out of the development for anything,” said Chua.
    “Since it is being structured as a happening spot, we are targeting the market for young upwardly mobile people and also for married couples or small families. But it is also a good form of investment with the potential to yield healthy returns,” he added.
    Besides Tower 1 and 2, the first phase comprises 30 Jewels (7 and 8- storey lifestyle shop offices), the four-acre Central Park, Gourmet Street (which comprises 1-storey and 2-storey retail shops), i-Sovo and office blocks.
    “You can see that Icon City is being developed as a development that is second-to-none. Much thought and consideration has been put into this project by a range of experts to bring about the reality of Mah Sing Berhad’s dream project,” the COO revealed.
    Mah Sing has even thought of how to ease the traffic congestion in this area. They have built ramps to exit and enter the property into the Federal Highway and the LDP. This should make accessibility to Icon City a breezedespite the heavy traffic flow on these two highways.
    Icon City is poised to be amongst the first in Southeast Asia to be certified by the Green Building Index (GBI), Malaysia; Green Mark, Singapore and Leadership in Energy and Environment Design (LEED), USA for its various green components and is envisioned to be the ultimate integrated development in the city of Petaling Jaya.
