    Deon Lee@Cheras: Under my existing Tenancy Agreement, I am required to give a 30-day notice to my landlord should I wish to terminate my tenancy. For the past week, I have been unable to reach him on his given handphone no., neither has he responded to my emails. Please advise what I should do in this case as his delay in responding will naturally prolong my required notice period to be given.

    RED: Normally the termination notice is required if the tenant does not wish to extend/renew their tenancy. It should be sufficient to serve this notice of termination to the landlord’s address as indicated in the Tenancy Agreement. You should still try to contact the owner to pre-arrange the handover of the unit back to him. If there was a property agent involved earlier, perhaps you could get the assistance of the agent.
