WITHIN REACH: Alder Residences’ price should appeal to young couples and first-time home buyers

The first phase of Alder Residences in Taman Pulai Hijauan -- its second development of a township in Johor -- has a gross development value (GDV) of RM70 million.

The phase comprises 255 units of two-storey houses with built-up areas of at least 170sq m with four bedrooms and three bathrooms. The units are spread over a 3.24ha gated- and-guarded neighbourhood.

To show that better living does not come at a premium price, the units are priced from RM250,000.

"Alder Residences is ideal for young couples starting a family,  first-time home buyers or those who want to make an affordable upgrade to something better," said Hua Yang Bhd Johor Baru branch manager  Soo Kim Hiang

"There will be high ceilings to maximise usage of space and skylight windows to let in natural sunlight," he said.

"We've also undertaken extensive landscaping for a greener and natural environment," said Soo.

Taman Pulai Hijauan has a GDV of RM380 million with 849 terraced, cluster and semi-detached homes built over 57 hectares.

The units are being developed in stages.

There are also plans for shop-houses and commercial developments as well as various amenities and facilities.

Taman Pulai Hijauan is a 20-minute drive from Johor Baru city centre, and is located close  to Universiti Teknologi Malaysia, Senai International Airport and the Second Link.

Hua Yang Bhd is a community developer with a 33-year track record in property development.

It has over RM1.3 billion in completed projects -- a figure that is growing as it continues to provide affordable, quality homes in Malaysia.

Alder Residences is a range of spacious yet affordable homes.

Extensive landscaping is undertaken to provide a greener living environment.
