KUALA LUMPUR: The Malaysian Institute of Property and Facility Managers (MIPFM) hopes that the government will not exclude strata property owners and occupiers from the 2024 Budget, which will be announced on Friday.
This is consistent with the government's comprehensive strata housing proposal in the 12th Malaysia Plan (12MP) 2021-2025, which is aimed at improving strata housing management' across the country.
Strata management is critical to promoting resident well-being, enhancing community sustainability, and increasing property values, MIPFM said in a statement.
It has compiled a list of recommendations to assist the government in meeting the 12MP.
Some of the top priorities for the property management industry include reviewing electricity tariffs for strata residences, particularly service apartments that are solely for residential use, and lowering the tax on solar panels for residential use (for both landed and strata properties) to make solar panel investments more appealing to property owners.
MIPFM also suggests that the government lower strata residential assessment rates because the consumption and utilisation of social amenities and facilities are internalised within strata residential schemes.
Another area is to reduce residential assessment rates for landowners who engage in sustainability activities or green building measures such as composting, rainwater harvesting, electricity generation from solar panels, and energy consumption reduction using smart home sensors and energy-rated appliances.
It also hoped that the government would reinstate grants for painting public strata housing properties.
"MIPFM believes these suggestions can create prosperous strata communities and enhance the rakyat's well-being in strata residential properties," it added.
