YTL Land's upscale residential project in EPF-owned Kwasa Damansara nearly sold out

KUALA LUMPUR: YTL Land & Development Bhd, the property division of YTL Group, saw a high level of interest in Dedaun Rimba, a prestigious residential enclave situated within the 1,064-hectare Kwasa Damansara township development in Selangor.

Kwasa Damansara is one of the last land banks of this magnitude accessible in the Klang Valley for township development.

The master developer of the Kwasa Damansara township, which is located on land previously owned by the Rubber Research Institute in 2010, is EPF's wholly-owned subsidiary, Kwasa Land Sdn Bhd.

YTL Land, which has established itself as a full-fledged developer with a preference for visually appealing lifestyle concepts as evidenced by the centerpiece projects in Sentul and Pantai Hillpark, confirmed in 2021 that it will be a development partner in Kwasa Damansara, collaborating with Kwasa Land.

The developer presented the first opportunity for homebuyers to purchase landed homes in Kwasa Damansara through Dedaun Rimba and sold almost all the units within a day.

Situated on 12.7 acres, Dedaun Rimba is a low-density, gated, and guarded development consisting of 196 one-and-a-half-storey townhouses and 68 three-storey link homes.

The attractive pricing of the residences starts at RM1.39 million for a five-bedroom link house with 2,617 square feet of built-up area. The 1,559-square-foot, three-bedroom townhomes are priced starting at RM730,000. 

During the selling preview on February 4, YTL Land sold all of the link houses and 80 per cent of the townhouses.

According to Yeoh Pei Teeng, executive director of the company, customers lined up at the YTL Sentul Sales Gallery as early as 6:00 am to secure their first choice of the homes.

The registration exercise attracted more than 6,000 registrants seeking premium-landed properties in a strategic location, she said.

Dedaun Rimba has a gross development value (GDV) of RM250 million. It is situated across from Taman Bandar Kwasa Damansara, a 28-acre green lung-designated area of open space. It is the Klang Valley's greenest, most connected, and most inclusive township.

The townhouses and link houses are intelligently built to accommodate multigenerational living while also appealing to the younger generation. 

The residences create a warm urban oasis for buyers, blending in perfectly with the planted surroundings that include linear parks and a central park.
