PKNS has sold 70pc residentials of RM1.2b Datum Jelatek project

KUALA LUMPUR: Perbadanan Kemajuan Negeri Selangor (PKNS) has today sold 70 per cent of the residential component of its RM1.2 billion Datum Jelatek development here.

Spread across 5.65 acres of prime land, Datum Jelatek is a transit-oriented integrated development directly connected to the Jelatek light rail transit (LRT), comprising of 712 residential units across four towers and a four-storey mall.

Datum Jelatek is owned and developed by PKNS's wholly-owned DatumCorp International Sdn Bhd.

“Today we witness the sales and purchase agreement (SPA) signing of 379 units in Tower B and Tower C of the residential component, by Angkatan Koperasi Kebangsaan Malaysia Bhd (Angkasa). The units will be placed under a rent-to-own (RTO) scheme,” said Selangor Menteri Besar Amirudin Shari.

“With the en bloc purchase, Datum Jelatek residentials component is now 70 per cent sold,” he added.

The RTO scheme is only open to government servants who failed to get home financing and will be handled by Angkasa's subsidiary, MyAngkasa Az Zahra Sdn Bhd.

MyAngkasa Az Zahra group chief executive officer (CEO) Mohamad Shaharul said the final criteria for the scheme eligibility was being finalised.

“The main criteria would be their salary because then only we can gauge their repayment ability. Once that is done, the government servant can then rent the unit for a period of between five to 10 years before purchasing the units from us,” he added.

DatumCorp CEO Shytul Shahryn Mohamad Shaari said it had targete to have the residential component completed and delivered together with the Datum Mall.

“The Datum Mall will be completed within the first quarter of 2020 and we are hoping that we can speed up the residential component, which is slated for a June 2020 completion, so we can launch both components together.

“The Datum Mall has already achieved 60 per cent occupancy with the signing of 40 new tenants, and we are hoping to get 86.4 per cent occupancy by year-end,” he said.

A unique aspect of Datum Jelatek is the circular sky bridge at Level 27 connecting all four residential towers, thus making it the first sky ring bridge in Malaysia.

Prices start from around RM700,000.
