Perak plans to introduce free maintenance fee programme

IPOH: The Perak government is mulling to introduce a free building maintenance programme for low and middle-cost apartments in the state.

Housing, Local Government, Public Transport, Non-Islamic Affairs and New Villages Committee chairman Paul Yong Choo Kiong said in future, developers will be required to contribute to Building Maintenance Fund for each of the units at the early stage of the construction.

"The buyers will no longer be required to pay the maintenance fees. The fund will be handled by the Perak Housing and and Real Property Board (LPHP) and channelled to the appointed management corporation (MC) to conduct maintenance and cleaning works,” he said.

Chong said this in reply to a supplementary question from Leong Cheok Keng (DAP-Malim Nawar) at the state legislative assembly sitting today.

He added that however, the matter was still at the early stage and being tested by the LPHP.

“This programme is crucial following a number of issues raised by apartment dwellers on the lack of maintenance and the non-existence of a management corporation (MC) to collect the fees. In the end, the building are left unattended.

“Among the buildings identified were those located in Buntong and Sungai Pari which had been left abandoned for so long,” he said.

The Tronoh assemblyman said some apartments, despite having an MC also faced similar issues.

“There are some residents who are reluctant to pay the maintenance fees even as low as RM20 per month.

"We want to solve this never-ending issue and we don't want to see more building turning into breeding site for Aedes mosquitoes as well as drug addict haunt." he said.
