Getting savvy for the long-term

SAVVY investors plan for three generations, while poor investors plan for Saturday nights, said Warrick Singh, director of Asianland Realty Sdn Bhd and Starfish Training Sdn Bhd.

He said property was a tangible investment. Ever increasing in value, it was the most solid security that human ingenuity had ever devised, he told NST Property.

“Property investments in established locations (unless secured below market value) may not serve ‘investment strategy’ as there has to be room to allow appreciation,” he said.

Warrick advised Gen Y and savvy investors to look at second or third tier developments along rail tracks, especially the new Mass Rapid Transit line, and invest intelligently in properties within their affordability quadrant.

Savvy investors should also look seriously at the new townships that were beginning to spring up outside the city, as they were receiving a new lease of life, he said.

“Their connectivity to the city due to the numerous highways makes them a good value proposition. Many of these new townships are also well-planned in terms of plot ratios, densities, township layout and security.

“It’s recommended that savvy investors invest into investments that will manifest into streams of passive income as the years roll by,” he said.

Warrick said investments across the board in the various asset classes were strategy in motion, but foresight, vision and planning were crucial to the investment equation.

He said the Klang Valley offered much promise due to its population and infrastructures projects.

“Gen Y should take their investment portfolios for their golden years into consideration. Unlike many ageing nations, Malaysia is blessed with a young population that will need a roof over their heads (see illustration 2),” he said.

“Seventeen year old Malaysians finish eleven years of formal schooling. This daunting numbers far exceed the current property stock (see illustration 3). This fills short as the bulk of accommodation seems to be quagmired in the quadrants (see illustration 4),” said Warrick.
