Suria Square, an IJM Land project in Puncak Alam, will build on the previous phase's success, Dataran Suria

IJM Land Bhd has launched Suria Square comprising shop-offices worth RM105 million within the Alam Suria township in Puncak Alam, Selangor.

Suria Square spans 18.51 acres and contains 115 units of double-storey shop-offices.

The units have built-up areas ranging from 3,047 to 4,922 square feet and start at RM806,000.

Suria Square is expected to be completed in 36 months, according to a statement.

The office complex is centred on a healthy living environment built on three virtue pillars: community, connectivity, and convenience.

For IJM Land, there is only one way to cultivate a positive atmosphere, and that is to weave sustainability into every aspect of the development.

Suria Square is artfully crafted within a green landscape dotted with lush trees to convey the message of sustainability, demonstrating the developer's commitment to going beyond commercial development and building communities.

Suria Square, according to IJM Land, will build on the success of the previous phase, Dataran Suria, where property values have risen by 100 per cent from RM400,000 at launch to RM800,000 today.

The property's main feature is its north-south orientation, which allows the units to absorb less heat from the sun. The addition of ventilation to this cooling measure improves it even more. On the first floor, there are large windows that provide natural lighting while also allowing for a better display.

Rainwater harvesting tanks and LED street lights are among the other environmentally friendly features. The culmination of all of these elements aims to reduce electricity consumption and, as a result, carbon emissions.

The self-contained township of Alam Suria, which spans 1,163 acres itself focuses on a sustainable and holistic community.

Launched in 2001, the township is currently home to 28,000 residents.

According to IJM Land, Alam Suria is considered a viable investment for owner-occupiers because of the convenience and conducive lifestyle it offers.

"The past few years have seen some vital changes in its landscape, which has piqued keen interest from homebuyers and investors alike, with it being strategically connected to amenities and easily accessible via a network of established highways," it said.

Feasibility studies showed a current population catchment of 28,000 people in the vicinity, which will further increase to 60,000 in the foreseeable future.
